Unlike traditional timber garden buildings, LukaNest Garden Rooms are built on a strong steel structure with 100 mm low-water-absorption PUR insulation, making them durable, low-maintenance and designed for long-term use.
Each LukaNest is delivered as a complete modular unit and can be crane-lifted and relocated in the future. If you move home or your circumstances change, the Garden Room can be moved to another property or resold, helping it retain its own value rather than being permanently tied to one location.

Following the new Irish planning regulations introduced on 27 July 2026, the Class 3 Garden Room area limit has increased to 30 m² / 323 sq ft, subject to the applicable planning conditions.

With a versatile two-room layout, DUO provides a generous main Garden Room together with a separate private room that can be used as a home office, studio, hobby room, games room or other multi-purpose space.
The additional floor area also allows greater freedom when planning a separate WC and washbasin, an optional kitchenette or kitchen area, storage and the overall internal layout.

From 27 July 2026, the Class 3 area limit for qualifying Garden Rooms in Ireland increased to 30 m² (323 sq ft). Whether a project qualifies for planning exemption depends on the individual property, existing structures, location and proposed use.
